One of the most exciting subdivisions being built right now is Greenspire in Windsor, Colorado. 

With a mixture of price points because both townhomes and single family residences will be built, Greenspire in Windsor is a neighborhood to consider if you are interested in new construction in Northern Colorado.

The reason this neighborhood excites me is because of proximity. First, its proximity to Windsor Lake is downright enviable. Windsor Lake is fabulous. It’s a large body of water, the paved trail around it measures 2.25 miles. Plus, there is plenty of space to play on it. 

It allows for mixed use of watercraft. Some days, boats with big engines are allowed. On others, it’s calmer with just self propelled and trolling motors permitted. Check the Windsor Lake Website for official rules and regs. 

I could go on and on about the lake, though this post is about the subdivision. Before I move on, I do want to mention the swim beach, which is free, very child-friendly, and a great place to spend time in the summer (I speak from personal experience). Also, the weekly events, like live music that the city hosts during good weather seasons, not to mention fireworks, and other special festivals really create a sense of community and a feeling that there is always something to do in Windsor. Windsor Lake, and what the town of Windsor does with it, merits more than two thumbs up!

Beyond the proximity to the lake, you have the proximity to downtown Windsor. A charming and quaint little ‘burgh, Windsor’s main street hearkens to days past yet has modern dining, updated sidewalks and crossings and a unique mixture of old and new. I worked in downtown Windsor for years, and arrived for work in the middle of the night. I can tell you that I have rarely felt more safe getting out of my car at 4 in the morning than I did in Windsor. It is a low crime area, and it feels like it. Greenspire puts you at about a five minute walk (along the paved path on Windsor Lake) to downtown. Very special. 

So, I mentioned location. And location. But let me tell you about…that’s right, location! 

Unlike a lot of new construction in the area, Greenspire offers a selection of homes on the west side of CR 21. Most of the home building in east Windsor, which bleeds into Severance, is on the other side of CR 21. Greenspire is one of the few new developments that are close to the heart of town, walkable, even, that don’t require managing the increasing traffic loads from the eastern plains toward Fort Collins. Gripes about traffic jams on farm roads are becoming more and more common, because more and more construction is happening to the east. Greenspire lets you avoid a lot of that congestion.
