As a Realtor, one of the most common questions I am asked is, “How’s the Colorado or Fort Collins real estate market?” To which I generally answer, “Which part?”
Real estate means different things to different people, and the tale of the sale or purchase of it is rarely the same. If you are shopping in one price point, it is one story. Choose another price point, and the story changes almost always changes.
When it comes to the higher priced homes, they take longer to sell, the buyers come from a different, often smaller, buyer pool, and with more house, more structures, and more land, there are more questions to answer.
Median Days on Market for Fort Collins Real Estate
$450,000 – $699,999 – Currently Median – 53 days
$700,000 – $999,999 – Current Median – 66 days
If you scroll over or tap the chart lines, you’ll see the data broken down by time period for each of the categories. As would be expected, the more expensive price range takes longer to sell. Both of the price ranges are in the two month range, which is pretty quick, all things considered.
It’s getting to where these home prices, some of them possibly requiring a “jumbo” loan, are being seen and sold more and more often in Fort Collins and across Colorado.
