Price per square foot in residential Colorado real estate should be taken like french fries and malt vinegar—with multiple grains of salt.

I like it as an indicator of value for properties my clients are considering, but it is important to keep in mind a few things.

Price per total square foot vs. price per finished square foot vs. total without basement

These three  metrics may produce drastically different numbers. If a property simply has an unfinished basement, it is easy to make sense of them. If the basement is finished, or partially finished, you will potentially see a big difference between them.
