Fort Collins Real Estate and Corona Virus – Number of Showings

by | Mar 16, 2020

*Disclaimer – This post is a simple look at the number of showings that happened the week before the Corona Virus (COVID-19) and the week that it started to become big news. There is nothing in this article that should be construed as advice on the danger or safety of viewing properties for sale in Colorado.

Number of Showings of Homes For Sale in Fort Collins – Week before and Week 1 of the Corona Virus

Showing Time is the service that I and many other Realtors® in Colorado use to schedule and coordinate showings of homes for sale in Fort Collins and throughout Colorado to allow our clients to see the homes.

Showing Time also provides me with handy data that can be as specific as what a potential buyer thought of my listing, to how many showings occurred during a given time across the state of Colorado with all agents that use the service.

I am using the “number of showings” data to show you the activity the week before the Corona Virus started making news, into week one of when it became an issue.

This is very preliminary data, because the news of it didn’t really start to heat up until mid week.

But it’s a look nonetheless.

*Data includes only showings booked through the Showing Time service and does not reflect showings set up through other services or set up through any other method.

Negligible Change

While this is very preliminary because this news really just broke (check post publish date for time frame), I was relieved to see that people are still looking at homes for sale in Fort Collins, Colorado. Frankly, it looked like normal week to week activity.

This is the very beginning of this crisis in America, so next week’s numbers might not look so normal. It was, however, the week that pictures of empty toilet paper aisles in the grocery store photo were all over social media. The NBA, NHL, MLB, NCAA and other major sports leagues ended their seasons or put them on hold. In Colorado, ski resorts shut down and colleges went to online only classes. It is an early look, but there was a big impact across society by the weekend of March 14, 2020.

In real estate, people were still looking at homes. One of my listings had very good traffic all weekend, and has more scheduled for tomorrow and the next day.

Some categories were up. Some were down. This looks like a pretty average week to week change. If I were looking at this data, nothing in it looks out of the ordinary.

Saturday Vs. Saturday – Fort Collins Real Estate Showings

Here’s where I think it gets interesting. Look at Saturday March 7, 2020 versus Saturday March 14, 2020. The number of showings actually went up!

Personally, on March 7 I didn’t even know that Corona Virus would become a pandemic and have a worldwide affect. On March 14, I (and the rest of the world, I think) did.

March 7 is first (or left). March 14 is second (or right).

Change in Number of Showings

  • $100,000 – $199,999March 7 – 2. March 14 – 0
  • $200,000 – $299,999 – March 7 – 20. March 14 – 30
  • $300,000 – $399,999March 7 – 33. March 14 – 40
  • $400,000 – $499,999March 7 – 27. March 14 – 34
  • $500,000 – $599,999March 7 – 32. March 14 – 14
  • $600,000 – $699,999March 7 – 5. March 14 – 10
  • $700,000 – $799,999March 7 – 2. March 14 – 9
  • $800,000 – $899,999March 7 – 5. March 14 – 3
  • $900,000 and up March 7 – 1. March 8-14 – 1

More Showings March 14 than March 7

March 7 – 127 showings

March 14 – 141 showings

I am very reluctant to draw specific conclusions from any of this, because global crises have many layers and variables. However, I do have an opinion on the subject. For that, you must call me or contact me in person. I’ll be happy to share with anyone who gets in touch personally. Let me know your thoughts!
